Ashland Rogue Valley Wine Estate for Sale at $8,995,000

ASHLAND, Ore. — A new owner of the well-established Irvine & Roberts Vineyards, winery, and tasting room in Ashland has the potential to elevate an already impressive reputation built over the past decade.

The 62-acre Rogue Valley estate, listed by Martin Outdoor Property Group for $8,995,000, is located at 1614 Emigrant Creek Road.

The property boasts a picturesque wine-tasting experience with stunning views of the Siskiyou and Cascade Mountain ranges and, according to real estate broker Chris Martin, offers a no-expense-spared range of top-notch facilities. Martin says a new owner can build upon the existing high standards and leverage the winery’s strong tourist and local customer base.

 

42 Acres of Vineyards in Sandstone and Granite Soils

The property includes over 42 acres of fully irrigated vineyards, where pinot noir and chardonnay grapes thrive in the sandstone and decomposed granite soils. Martin compares the landscape of rolling hills and oak savannah to Californian wine country.

Irvine & Roberts Vineyards practices sustainable farming, including organic and regenerative cover crops. The winery holds certifications from Low Input Viticulture and Enology (LIVE) and Salmon-Safe.

Martin says a new owner could further enhance the site with biodynamic practices.

The vineyards are located five miles from downtown Ashland and offer wine production and processing equipment, furniture, inventory, client lists, wine club memberships, and valuable intangible assets such as trademarks, social media accounts, and positive brand reviews.

The property features a 10,245-square-foot wine processing facility equipped with glycol plumbing for optimal temperature control. There is potential for expansion in the covered crush pad and barrel rooms.

The facility also includes staff accommodation, four offices, multiple bathrooms, a break room, and a fully equipped lab.

Additionally, the estate has a 2,776-square-foot tasting room with indoor seating around a fireplace and an outdoor multi-level patio with fire pits. The tasting room has a commercial kitchen and two bathrooms, making it a popular events venue.

Irvine & Roberts Vineyards include a half-acre surface pond and Talent Irrigation District and Emigrant Creek irrigation rights.

 

Winery Has Long List of Achievements

Under the direction of winemaker Brian Gruber, nearly 100 wines from Irvine & Roberts Vineyards have achieved ratings of 90 points or higher, with several being recognized in “Top 100 Wines” lists by Wine Enthusiast and Wine Spectator.

The vineyards, planted between 2012 and 2022, also grow pinot Meunier and gamay noir, producing rosé of pinot noir and three different sparkling wines.
