Jackson County Residential Properties Have Increased in Value Compared to Last Year

JACKSON COUNTY, Ore. — Jackson County residential property prices have held firm, while neighboring Josephine County has recorded decreasing values from August 1 to October 31.

The average price of a residential home in Jackson County has increased by 2.5% compared to last year, whereas its neighbor has recorded a drop of 4% in residential property values during the same period.

 

But Recorded Sales Have Dropped

However, while the price tags on Jackson County homes have increased, the number of recorded sales has decreased by 2.3%, says the Rogue Valley Association of Realtors (RVAR).

The RVAR points out that it has also taken longer to sell a home in Jackson County compared to the same period last year.

According to market statistics released by the RVAR, the median price of an existing Jackson County home is $405,000, an increase of 2.5% from $395,250 last year.

Jackson County has become far more affordable to buyers of new homes that today, on average, cost $482,000, a more realistic option than the $595,000 price tag in Josephine County.

 

Jackson County Rural Homes Cost More

Homeowners opting for a rural lifestyle will pay more for a home in Jackson County than in Josephine County. The average cost of rural homes in Jackson County is $618,250, compared to $537,500.

The cumulative number of days of property available for sale was 25 days, whereas it took 22 days on average to sell a home in 2023.

 

Homes For Sale Increase by a Whopping 22.3%

The number of homes on the market in Jackson County increased by a whopping 22.3%.

The most expensive place to live in Jackson County is Jacksonville, where homes have the highest average price at $602,500.

The least expensive homes in Jackson County are in White City, where the lowest median price is $345,000.

In Josephine County, the Grants Pass 97527 zip code is the most expensive area, with median price tags of $375,000.
